Terms & Conditions

These Terms & Conditions govern your booking and stay at RYST 109A, a private beach villa at Parmankeni, Cheyyur, Tamil Nadu. By submitting a booking request or staying at the villa, you agree to these terms.

The villa

RYST 109A is rented as an entire, private property for the exclusive use of your group. The villa comfortably accommodates up to 16 guests. The guest count agreed at the time of booking may not be exceeded without our prior written consent.

Bookings & confirmation

Requests submitted through our website or WhatsApp are enquiries only. A booking is confirmed only once we have (a) confirmed availability for your dates in writing and (b) received any payment or deposit we specify. Until both steps are complete, dates are not held or guaranteed.

You must actively acknowledge these Terms & Conditions — by checking the confirmation box on our booking form, or by written confirmation where a booking is arranged directly with us — before a booking is finalised.

Pricing & payment

Tariffs vary by season, group size and length of stay, and will be shared with you when you enquire. The applicable rate, deposit and payment schedule will be confirmed at the time of booking. Quoted rates are valid only for the dates and terms specified.

Check-in & check-out

Standard check-in is from 3:00 PM and check-out is by 11:00 AM. Early check-in or late check-out may be possible on request, subject to availability and prior agreement.

Valid government-issued photo identification is required for all guests at check-in.

House rules

• Occupancy must not exceed the number of guests agreed at booking.
• The property may not be sublet, and may not be used for commercial events, parties or filming without our prior written consent.
• Please treat the villa, its furnishings and surroundings with care and respect.
• Guests are responsible for their own safety and that of their group at all times, including around the pool, jacuzzi and during the walk to the beach.
• This is a residential coastal community — please respect neighbouring properties and keep noise to a minimum, especially during quiet hours.
• Please report any damage, breakage or safety issue to the caretaker immediately, so it can be addressed without delay.
• These rules apply to every member of the booking party, including day visitors who are not staying overnight.
• We reserve the right to refuse service, or to ask any guest to vacate the property, for a breach of these Terms — without refund.

Alcohol & substances

Guests may bring their own alcohol for personal consumption, entirely at their own responsibility and risk. We do not sell, serve or supply alcohol on the property. Alcohol consumption is permitted only within the villa premises, and must not be visible from the road or other public areas. Alcohol must never be served to, or consumed by, anyone under the legal drinking age, under any circumstances.

We do not provide bartending, drink-mixing, or alcohol-serving services on the property under any circumstances. Any beverage preparation area is for guests' independent use only.

Illegal substances of any kind are strictly prohibited on the property. Any guest found in possession of, or using, illegal substances will be evicted immediately, without refund.

Noise, parties & quiet hours

Quiet hours are from 10:00 PM to 7:00 AM — no loud music or amplified sound is permitted during this time. Any gathering larger than the headcount agreed at booking, and any DJ or sound system, requires our prior written approval.

Pool, jacuzzi & beach

The pool and jacuzzi are used at your own risk; there is no lifeguard on site, and children must be supervised by an adult at all times. Diving and glass items in or around the pool are not permitted. The beach is approximately a 500 m walk from the villa; sea conditions can vary and swimming is at your own risk.

Smoking, fire safety & security

Smoking is not permitted indoors — a designated outdoor smoking area is available. Fire safety equipment and its location will be pointed out to you at check-in. For security, CCTV cameras cover the common and outdoor areas of the property; there are no cameras in private guest rooms.

Pets & visitors

Pets are welcome only with our prior approval — please let us know before you book. Any outside visitor who is not staying overnight must be registered with the caretaker before arriving at the villa.

Cancellations & changes

For bookings confirmed with an online payment: a full refund applies if you cancel 7 or more days before check-in; 50% of the booking amount is refunded for cancellations 3–7 days before check-in; no refund applies for cancellations within 72 hours of check-in. Where an advance has been paid, the remaining balance is due 72 hours before check-in. Date changes are subject to availability and are best requested as early as possible.

For bookings arranged directly with us (deposit, mode of payment, and cancellation charges agreed over WhatsApp or email), the specific terms shared at the time of booking confirmation apply instead.

Bookings made with a coupon code, or for stays priced at peak-season (weekend or holiday) rates, may carry cancellation and refund terms different from those above — certain such fares are non-refundable.

Damage & liability

Guests are responsible for any loss or damage to the property or its contents caused during their stay, beyond reasonable wear and tear. To the fullest extent permitted by law, RYST 109A is not liable for loss, injury, or damage to guests or their belongings during the stay, except where caused by our negligence.

Guests agree to indemnify and hold RYST 109A, its owners, staff, and caretakers harmless against any claims, costs, damages, fines, or legal action arising from the guest's own actions, negligence, or breach of these Terms during their stay, including but not limited to alcohol consumption, unauthorized guests, or property misuse.

Force majeure

We are not liable for cancellations, delays, or service disruptions caused by events beyond our reasonable control, including severe weather, cyclones, flooding, government restrictions, power or water outages, or other acts of God. Where such events prevent a confirmed stay, we will offer a date change or credit at our discretion; refunds in such cases are not guaranteed.

Governing law

These Terms are governed by the laws of India, and any disputes shall be subject to the jurisdiction of the courts of Tamil Nadu.

Changes to these terms

We may update these Terms & Conditions from time to time. The version in effect at the time of your confirmed booking applies to your stay.
