Terms & Conditions

These Terms & Conditions govern your booking and stay at RYST 109A, a private beach villa at Parmankeni, Cheyyur, Tamil Nadu. By submitting a booking request or staying at the villa, you agree to these terms.

The villa

RYST 109A is rented as an entire, private property for the exclusive use of your group. The villa comfortably accommodates up to 16 guests. The guest count agreed at the time of booking may not be exceeded without our prior written consent.

Bookings & confirmation

Requests submitted through our website or WhatsApp are enquiries only. A booking is confirmed only once we have (a) confirmed availability for your dates in writing and (b) received any payment or deposit we specify. Until both steps are complete, dates are not held or guaranteed.

Pricing & payment

Tariffs vary by season, group size and length of stay, and will be shared with you when you enquire. The applicable rate, deposit and payment schedule will be confirmed at the time of booking. Quoted rates are valid only for the dates and terms specified.

Check-in & check-out

Standard check-in is from 3:00 PM and check-out is by 11:00 AM. Early check-in or late check-out may be possible on request, subject to availability and prior agreement.

House rules

• Occupancy must not exceed the number of guests agreed at booking.
• The property may not be sublet, and may not be used for commercial events, parties or filming without our prior written consent.
• Please treat the villa, its furnishings and surroundings with care and respect.
• Guests are responsible for their own safety and that of their group at all times, including around the pool, jacuzzi and during the walk to the beach.
• Quiet enjoyment of the neighbouring area should be respected.

Pool, jacuzzi & beach

The pool and jacuzzi are used at your own risk; there is no lifeguard on site, and children must be supervised by an adult at all times. The beach is approximately a 500 m walk from the villa; sea conditions can vary and swimming is at your own risk.

Cancellations & changes

For bookings confirmed with an online payment: a full refund applies if you cancel 7 or more days before check-in; 50% of the booking amount is refunded for cancellations 3–7 days before check-in; no refund applies for cancellations within 72 hours of check-in. Where an advance has been paid, the remaining balance is due 72 hours before check-in. Date changes are subject to availability and are best requested as early as possible.

For bookings arranged directly with us (deposit, mode of payment, and cancellation charges agreed over WhatsApp or email), the specific terms shared at the time of booking confirmation apply instead.

Bookings made with a coupon code, or for stays priced at peak-season (weekend or holiday) rates, may carry cancellation and refund terms different from those above — certain such fares are non-refundable.

Damage & liability

Guests are responsible for any loss or damage to the property or its contents caused during their stay, beyond reasonable wear and tear. To the fullest extent permitted by law, RYST 109A is not liable for loss, injury, or damage to guests or their belongings during the stay, except where caused by our negligence.

Governing law

These Terms are governed by the laws of India, and any disputes shall be subject to the jurisdiction of the courts of Tamil Nadu.

Changes to these terms

We may update these Terms & Conditions from time to time. The version in effect at the time of your confirmed booking applies to your stay.
